Manchester House Buyers Meeting

Some people may find themselves in a situation where they need to sell their house in Manchester quickly, such as avoiding repossession, disposing of an inherited property, a change of job, location or emigration to another country, or the property is proving difficult to sell via the traditional estate agent route.

Whatever the reason for choosing to sell your property quickly through a property cash buying company, at Manchester Home Buyers, we’ve compiled our answers to common questions people ask us.

Why do we buy your property for 80%, 90% or 100% of house value?

Manchester Property Legal Contract
The main reason why we buy properties at a discounted rate is to cover the cost involved in buying the property quickly from you. As there are no legal fees or other costs to the seller, we need to fund the property purchase and we take the risk involved in buying a property that we may have to sell at an even lower price than we bought it for.

Our considerable experience in the property market and our extensive knowledge of the Manchester area ensures that we are able to tap into excellent funding sources, ensuring we can offer the best possible price for your property. We want to find the best solution for you and your situation however, we can’t always help everyone.

How do I know the offer is fair?

Lady Holding Keys
When we evaluate the market value of a property, we will firstly assess the details of the property and its location you have provided before submitting our offer in principle. We will then arrange to visit you and your property to value the property and sit down with you to discuss our valuation, and the reasons behind it.

The Manchester community is important to us and we are always honest, and transparent, with our valuations to ensure that we are able to provide you with the best solution for your circumstances. We are proud to be members of The Property Ombudsman, ensuring that we will always act professionally, and give you peace of mind.

Can you stop repossession?

Manchester Property's
In most cases, yes, we can help to stop a property being repossessed. We will contact your mortgage provider and advise them that we are purchasing your property. This will provide you with sufficient time for us to complete the purchase of your property. Once you have received the net cash payment from the sale, you will be able to pay off your mortgage debt. However, please be aware that we aren’t always able to help everyone and buy every property so please contact us to discuss your circumstances in the first instance.

In the rare instance where we can't help you, there are organisations such as Step Change Debt Charity that can give you free advice and support.

Are there any fees or charges?

Computer Keyboard and pen
We can very confidently say no, there are no fees or charges that need to be paid by you as the seller. The final offer we submit to you to purchase your property is inclusive of all costs. We guarantee there are no hidden charges. This is one of the main reasons why we offer a discounted rate of the property’s market value so that we can cover all the costs and any other charges incurred in buying your property quickly.

My property is in a poor condition, will you still buy it?

Sold Manchester Property
The short answer is yes; we buy properties in all sorts of condition. The state of your property does not affect our decision to buy your property. However, it will affect the market value and therefore, the final offer we can make to you. If you’re not sure if your property is in a good enough condition for us to purchase it from you, don’t worry. Being local to Manchester and knowing the area so well, we can arrange to visit your property, safely, evaluate its condition and market value, and give you our best recommendations to reassure you.

I have a tenant in my property, will you still buy it?

Couple Looking at the Apple iPad
Again, the short answer is yes, we have no problem in buying a property with tenants in situ. Buying a tenanted property follows the same process as buying a property without tenants. Being a local Manchester-based company and with more than 30 years’ experience in the property market, we understand the residential sales and lettings market in the area. This ensures that we are able to confidently purchase properties that are tenanted, giving you a fair and competitive offer. We are always happy to visit you to view and evaluate your property, and discuss the best options to ensure the best outcome for you.

I am a landlord with several properties; can you still make me an offer?

Manchester House's
At Manchester Home Buyers, we are always happy to consider buying a portfolio of properties from landlords or investors. Whether the properties are all within the Manchester area or if some of them are outside of Manchester, or are commercial properties, we are particularly interested in arranging a visit to view the properties, provide a valuation and make you an offer. Our 30+ years’ of experience as well as our knowledge of the property market and local area ensures that we are able to tap into excellent resources and funding for all types of property.

The traditional approach to selling a property may not always be the right solution for many people. Manchester Home Buyers offers a quick solution and an excellent service that suits your particular circumstances. Generally, most house purchases are completed within 7 to 14 days, or 6 to 8 weeks if we source a third party buyer.
